I paid off my mortgage recently and had the mortgage provider send the deeds to our solicitor for safe keeping (for free ).
I subsequently got a note from our solicitor acknowledging receipt of deeds but stating that "the mortgage is still registered on the Land Certificate as being a burden on" the mortgage provider.
The solicitor is enquiring as to whether we would like this to be corrected
by making an application to the Land Registry
The solicitor is quoting 200 + VAT to sort it out.
Should the mortgage provider do this ? or ...
Can I do this myself - i.e. request the land registry to do it.
Or do I have to pay a solicitor to work their magic.

You can do this yourself by taking the deeds to the relevant Land Registry/Registry of Deeds office (your lender should advise you of which) and getting the deeds updated to remove the lender's interest in the property. Your lender or solicitor will most likely charge a premium for doing this. Cost me IR£30 in 2001 if I recall correctly. EBS were looking for IR£50 to do the same job. After that you will need somewhere secure to store the deeds (e.g. lender or solicitor's offices, bank etc.) - see similar threads on this issue for more info.
Quick Update.
I contacted the mortgage provider. They provided me with the necessary documentation. They had "forgotten" to provide it.
Anyway I just need to send it off to the land registry with 25 euros and they will mark the mortgage cancelled on the folio.
So a little bit of work and 25 euro should save me about 200.
One final point - the land registry email response was very speedy and helpful.

If you are mailing such important documents then you might want to register/insure them. Better still if you can pop in in person (as I did). After that find a secure place to store them. I stored ours with the bank at no charge.

I'm not Dublin based so I couldn't deliver them in person but
I did register the letter alright and also emailed the person I had been talking to in the land registry, so they are expecting something.
In terms of a secure place - I'm using my solicitor (see original post).
They are keeping them for free* . Both the bank that I do my personal banking with and the building society I had the mortgage with had no space to handle deeds etc.
As somebody said elsewhere - they never seem to have any problem storing any of the other paper we give them .
