Home snagging

Hi everyone,

just looking for a bit of advice here. Our solicitor told us that the snag list cannot on it's own delay closing the purchase of our home. However the agent that did the snagging asked us not to close until a final inspection had been done. We've only three days to close and We are a bit confused as to who to believe at this stage as we are affraid we might be charged interest for closing late. On the other hand if we close without the issues on the snag list being addressed, they may never be done once the builder gets his money. Can anyone shed some light on this please.

We just closed on a house a little over a month ago and our solicitor advised us that minor issues like cosmetic details cannot delay the closing but more serious issues can and you should not be expected to close unless you are happy these issues have been resolved.

1. Most unlikely.

2. No way is a solicitor giving an undertaking like that. The builder might but the solicitor will not.

Its normal for a builder to insist on closing even if there are minor items still outstanding and to confirm , normally in the original Contract, that those items will be dealt with.
