Holiday home and management company and 'back garden' area

Friends are looking to buy a holiday home in a hotel complex. The property suits their needs, but they want a downstairs bedroom and think that the back garden area might suit for a small room - it has a full wall etc around it and looks like a typical house arrangement.

However, auctioneer said this is owned by the 'management company'. They don';t want to loose the property, but would like to also own the back garden area.

What way to approach this? Also, what should they do about their potential plans for extension

It sounds as if the back garden is not part of what they are buying.

They should talk to their solicitor who may be able to to do a mapping search online to see the extent of what is for sale.

If it is part of the common areas of the estate, they will not be able to buy it and they will not be able to build on it.

It is a common issue - a managed estate has a lot of advantages but one of the big disadvantages is all the restrictions that prevent you doing what you would like to do e.g. building an extension. They would be better off buying a stand alone property close by if they can find one.
