Anyone know anything about this area of prague?

Yes - it is the PS offering.
Out of curiosity have you ever invested with them in teh past?

I must say,for my money,they have the best attitude and knowledge regarding property investing that I've seen. Thyey have some very informed documents on many regions of europe - particularly eastern europe and the uk.

On teh down side their predictions are generally way too bullish in my opinion.
 
I have invested with PS in bucharest, the apt. does not complete until nest year so cannot provide infromation on their finished products. However they do seem well informed about the areas they recommend and are helpful and transparent about the whole process. What i also like is that they have a local completion service to furnish and help rent the apt. which i have had problems with previously elsewhere. Although i agree with you re the bullish comment and at the end of the day they are sales people so be sure to do your own research as well.

I have been looking at this actual development and i think it is a bit out of my price range, i have been looking at other developments in prague but at lower level to suit the local market and not the luxury end.
 
I particularly like one of the quotes from a P S sales blurb from a couple of years ago (and before anyone accuses me of slander I can find the offending document)
'how are we able to offer this at such a great price? it is simple, the developer is doing us a favour' I may be paraphrasing slightly but

In my opinion Praha 7 - Holesovice is one of the best areas where to buy now in Prague. Used to be in the past the harbor of prague. Now you can find only high-standard new buildings. Very close to the center with some nice promotions like river diamond, praguemarina ... and many other to come
It is well connected to the center and you dont pay the prices of praha 1 or praha 2.
Praha 8 it can be also a good investment, but in my opinion only certain parts of Praha 8, specially Karlin is wonderful but there is not much offered in there.

I have purchased in this part of Prague. The propery was finished earlier this year and was let out straight away. I have visited the area a few times and have inspected the finished apartment and tenants which were placed as part of a rental agreement arranged alongside the purchase.

As mentioned above there are a number of developments around the docklands area which will not be finished for a number of years, inlcuding offices, shops, restaurants etc..

I have not had the property revalued as yet and at the time I was purchasing there was a new law being introduced around VAT on properties which I was exempt from at the time but I think it has been introduced since. So this is worth looking into.

So far it has seemed to work quite well as there was a large amount of interest in the rental market in the area, I have not yet studied the resale market whcih is of course the important part if you are looking for a quick return. From figures provided by the agent i used and also from self study, the market has performed very well over the last few years and is expected to do so for a few years to come.

Prague is a very expensive city and the standard of living is much higher than other parts of Chez republic or eastern europe, so with this comes good rental and hopefull resale markets.
 
What development did you buy in? Who did u use to purchase the property,also the letting agent. I bought an apt there, its to be completed in next few months.
 
I am currently interested in prague as believe it is going through a second sustained growth phase. does anyone have any recommendations for developments ongoing at present, best areas, agents etc. as i am going there in the next few weeks to look around.
