What's the best route to hire 2 x Estate Agents to sell property anyone

Should i not sign anything with either or is this permitted so if one sells the property the other EA will have no say etc.

Also, what are the approx best EA rates in Cork at the mo for a city centre property

I found this on a Cork based Eproperty website. Its a pretty good description of what you should expect if using two auctioneers. I can see big issues arising when it comes to deciding who found the buyer?

Are two auctioneers better than one?

Choosing the right auctioneer will help take much of the stress out of selling your home. You want to find a professional, trustworthy, and energetic auctioneer who has a track record of selling homes in your area. The best way to do this is to ask friends, neighbours and colleagues who recently bought or sold their homes. They can refer you to the good auctioneers who operate in your area.

A joint agency is where you appoint two or more auctioneers to sell your home. They may agree to split the fee, or the full fee may go to the successful seller. Getting two for the price of one might sound like good value, but in most cases it is a mistake. Good auctioneers are busy, and you will get the best service when you commit to working exclusively with them. They concentrate most of their energy on the properties where they are the sole agents.

Some sellers mistakenly believe that their chances of a successful sale increase with each additional auctioneer they appoint. The good ones are often selective and will only work with buyers when they are the sole agents.

However, there are cases when joint agencies can work well. This often happens when the seller is trying to reach two distinct markets. For example, a country home may be targeted at both local and international buyers. In that case a joint agency between a local auctioneer and a larger firm with international contacts may be appropriate. But to get the most out of both auctioneers, and to increase the chances of a successful sale, the seller may have to commit to a higher fee to be split between both parties.
 
Having 2 or more actioneers is no problem at all. whoever sells the house gets the deposit and thats whos paid the fee. Some people might not ligh one auctioneer and be glad to use the other on.
 
To be honest i heard some stories about signing documentation with EA's that entitles them to receive fees in the event of a sale so i guess i'd better read the small print so or not sign at all so if one sells the property, the other has no entitlement.
 
Hi I am a chartered surveyor and deal in commercial property but can ghive some advice on resi as law is the same. Be careful when hiring 2 EAs as in their letter of agreement with you most will have a section that covers them for fees if they sell the property or not so you could end up with double fees on the one sale. The IAVI website is a good resource for advice and legal matters relating to agents also better if they are a member firm as they will have to abide by the code of conduct and can be fined if they dont do so. The IAVI also can deal with your complaints relating to a member firm. Try this link on their website in relation to your question
 
Hi there,

I employed two auctioneers last march as a joint agency i.e. they both get their commission and told me it would be 2% shared in the event of a sale. I agreed, they put up two individual signs, both advertised the property on various occasions. In all from March to June, one of the auctioneers brought in two viewings, the other one no one at all. Got rid of them in June, paid advertising for both and employed one good proactive auctioneer who brought through 10 people alone in July. As the present auctioneer stated himself nowadays you have to work at selling, it is not enough to stick up a sign and hope for the best. So far happy with present auctioneer even the way he took photos etc. If you get two auctioneers you have to pay advertising fees twice and I don't feel you get as good a service if there is two involved.
