Help with Interest Relief for couple

I bought a house with my fiance 2 years ago, and am just getting around to claiming my TRS now.

The question is, my fiance doesn't live with me. She is from N. Ireland and will be moving in next July when we get married. According to the folks at TRS online, she is not entitled to any mortgage interest relief as she was not a resident in the house.

So what am I entitled to? Do I only get to claim on half of the interest we paid? We both contributed to the mortgage, but mainly me as I earned more.

Can anyone in the know tell me roughly how much I should expect to get back from the past 2 years and how much I should get ongoing for the future? Also, if I apply now, what happens next year when she moves in? Do we reapply or what?

The mortgage is 140,000 over 35 years. Monthly payment for the past 2 years was a fixed 653 a month.

Any help would be greatly appreciated.

not too sure of this, but you will get no more interest relief for two first time buyers as you will get for one first time buyer.
Basically, you dont have to worry about her getting any relief, as you will be able to claim the maximum anyway.

Really? I thought there was a maximum amount for 1 person, and a higher amount for a couple or 2 buyers.

This is the mail I got from TRS;

and then

A single person will get 20% relief on up to €10k interest paid, a couple can claim 20% interest relief on up to €20k. Given that the interest on a €140k mortgage is most likely less than €10k there is no benefit from a second person registering for tax relief
