Help Needed-on negotiating price on a new property

Hi,

I am thinking of buying in Hampton Wood, Dublin 11. Brand New 3 bed Terraced houses are priced at 315K. I am off course a FTB and have no idea on negotiating prices. Link to property: www.daft.ie/hamptonwood

1. Would you provide me with some advice on how to go about negotiating?

2. what will be a lowest possible sensible offer?

I certainly dont belive that many ppl will buy at 315k for a good time.

Thats what I believe but all new developments near St Margarets St are priced same they have dropped around 10% since burst but still are not realistically priced. I want to go ahead and make an offer but want some advise from some one experienced on how to go about negotiating to get the best value out of it.
I believe it should be priced at around 250k but that will be 20% less than asking price when its a new estate.
So want to hear comments on what will sound like reasonable offer...
 
The video on Daft only shows the interior of a house -- all fancy colours and fittings -- all of which are not included in a sale. There are no photos of the exterior of the property. The guts of the property appear pretty basic to me. Start offers at much lower than their asking price. Try €200 k and even that might be too much.
 
Because of mercman I had a look at the property on Daft and this tells me nothing except for it's location so it is impossible to judge it's merits but I don't think OP asked that.

OP have you been to see the property or is this off plan?

Hi,
I have seen the property and I am satisfied with location and house itself.
I am not happy with price of the property, it is 95 sq mt. One of my friend bought 2 years ago 4 bed house in same development at 360k 122sq mt. Its down to 335k asking now for new 4 bed house.
 
a colleague of mine went to look at one the apartments in one of the new developments on St Margaret's Str /some of them are running the rent to buy scheme/ and he really liked them. i'd be a bit deterred by the location between finglas and ballymun but apparently this area seems to be rather safe ...
 

Lol you got to be kidding me 200K doesnt sound like a serious offer for a new house 5 miles reach of both city centre and airport.
I am feeling like I will sound like a fool if I will go that way when the asking price for even 2 bed apt. in same development is 235k.

It was neither, you just made me curious, in any case it can not be judged from Daft, but it does fairly glitter all right. Loved the headboards, that's really important. Personally I thought the room sizes a tad small but it does depend what your budget is and what one is looking for.

OP and others need to check out the real size of the rooms, do they fit a proper double bed not a mini double bed, will the radiator's be bang smack in the middle of the wall where the bed should go, do all doors open and shut properly, can you sit on the toilet and close the door (a house I saw in Galway you couldn't !) is the window facing a wall and is there a window (all things that have happend to people) and that's apart from the important things like location, location, location, sound proofing, structure and is their maintenance charges (stay away from them and sinking funds) not enough parking spaces etc etc etc...............

OP never feel stupid about whatever bid you put in. It's always worth a try particularly in this market, never feel like a fool because it's more fool you if you don't try the lowest you can get it for. You'll be the one paying for it.
 
we had a look at one of the brand new estates over the weekend - you went upstairs, opened the door and there was a very narrow empty space /about 15 cm in width/ and a white painted wall just behind it - no idea what that was suppposed to be.
you must have a look at the house and the surrounding area /preferrably in the evening when there's enough people at home/ to get a picture of what it would be to live there
 
I live in Hampton Wood. Reasonably ok place to live but the largely unoccupied end of the estate seems to have a bit more trouble. Check out the neighbours.ie site to do your research. 315k seems way over the odds. Have a look at 2nd hand 3 beds on across the road in Lanesborough (a more mature estate) which are going for 230-250k asking price..
