Help for shared ownership forms

Hello,
My husband & I have only received our shared ownership application forms for county cork. I've just been going through them & there are quite a few things that i know will be a problem. 1. It says first time buyers only ... how strict is that? We did buy a house ourselves a few yrs ago but sold it when i was in college & went back renting. Then i had a baby so we are still renting but now with only 1 income. We are not elegible to buy a house ourselves as we wouldnt get a decent mortgage on our own, by decent i mean anything over 150k. 2. The form only gives the option of employed or self employed, my husband is neither. He is a sub contracted sole trader. He is like an employee but he has to do his own tax returns instead of his boss. So have no clue what to fill in there either. This is our only hope of ever buying our own house. No point applying for affordable housing because they are the same price as market value & the social housing list is about 6 years long. Any advice & info greatly appreciated. Thanks. Emma
 
They are pretty strict i think with regards to first time buyers status. This is more to do with the tax office, and claiming for Mortgage Interest relief as faar as im aware but could be wrong. When you aplly for the Affordable /Shared Ownership housing you must submit a HPL1 form which needs to signed and stamped by the Tax Office. This form (as far as im aware) in effect states t hat you are a first time buyer as you have never before claimed off the taxman (revenue) for mortgage interset relief.
 
yeah afaik the only exemption to 1st time buyer status is if you were seperated or divorced. ring them and confirm before you bother with the form cos its fairly painstaking to complete.

as for the other query, i would defo tick self employed and just pop a letter in explaining.

i feel your pain in relation to your only hope for owning a house. i've just been declined for shared ownership and its so annoying. im looking at renting now.
