Help! Attic Conversion

Just got our attic converted and stupid now as it will seem, because the company specialises in attic conversions only, I presumed they would supply a certificate of compliance. Not so.. I have been told that apparently if they supplied the cert it could be biased etc. So, now I am in a quandry, it seems to fulfill the regulations i.e , proper staircase, door to attic room, rsj beams, 3 velux windows, fireproofing, fire alarm, insulation etc. Should I get an architcect/engineer to look at it now or is it a lost cause because it is already completed? It probably won't qualify as 'habitable space' but I am worried that if we decide to sell at some stage we will run into problems without the cert. Any advice much appreciated.

IMHO it is absolute nonsense to say that it would be biased. Most of the reputable companies supply same. I certainly would not be paying the final instalment until I was sure that it met all regulations. If you don't address this matter now it could cost you a lot at a later stage.

I understand that one house near to us had the attic done incorrectly and had to be sold to a cash buyer after sitting on the market for 5 months. Neighbours have said that the head height on the stairs does not meet the regulations. I've never been able to find out if this is definitely the problem.

See [broken link removed] for advice and [broken link removed].

Another point is if it fulfils the regulations why are they hesitating about supplying the necessary certificate or do you only have their word that it does so.

We got our attic converted and we were given a certificate from the company. That is just nonsense. I would insist in getting one.
