Hi

I'm looking to put a heating system(s) into a house of three flats. The system(s) would need to serve the hot water needs of the tenants as well as heat each flat according to the tenants' needs. Each flat would need to be billed separately according to usage. Each flat currently has a separate ESB meter. Hot water is supplied through old electric water heaters. There is a piped gas mains outside the front door. The owner's criteria is to minimise the cost and hassle of the installation. What are the options? How much do the ESB charge for connecting up and metering night storage heaters? Any recommendations for water heaters to supply both a kitchen and bathroom of a one bedroom apartment? Many thanks.
 
Cost's for ESB works can be got from the ESB. The cheapest way to suply all needs is a pressurised modulating Combi Condensing Boiler, but for all three flats together it would be a circulated DHW system in combination with one central buffer tank fed by the modulating Combi Condensing Boiler.
Costs would be spread either by a.) the m2 suplied per flat or b.) the number of tennants per flat or c.) by direct metering (the fairest method) . There are heating/energy advisors out there, check the golden pages. They would do the entire job: installing,metering and billing.
Check also the management/rent contracts to see what is needed to be done.
