This Cashback offer is only available to customers who draw down a new mortgage on a
fixed rate with us where the fixed rate portion is €300,000 or more.

For split rate mortgages, the fixed rate portion of the mortgage must be €300,000 or more.

Is this attractive to a multiple switcher?

Fix for one year at 3.15%
Collect the €5,000
Switch to another lender immediately - there is often no fixed rate break fee.

If you get stuck with them for a year, you would probably pay around €3,000 more than you would otherwise pay in interest.

Add in the legal fees of €1,000 and it's not worth it.
