Have site - need mortgage! Bank advice needed!

Hi I have posted something similiar on another thread but I think it might be better suited here.

We are hoping to apply for a mortgage to build a house. We have a free family site.

For those of you who have done this, how is a free site viewed by banks in terms of getting a mortgage?? It it a benefit or advantage? Do they lend easier when you already have a site?
