Currently have a mate staying rent free in my house (2 months) after which our agreement is that he will rent from Jan 2022. the going rate for similar property is 1300, and like hens teeth at the moment. I don't intend charging full market rent. Does anyone know the ins and outs of what a Local Authority are likely to approve? If I charge too much (even the discounted rate of say 1000/1050) it may still be deemed too much. He is currently on 203 a week benefit. a huge fall from a lucrative career (covid, illness and a young wife wiped him out)

Hap rates vary by local authority, google HAP rates Carlow, or wherever.

Wether he will be seen as a single person or as having 3 dependents will of course determine the rate HAP will be approved at. There is usually a special rate in excess of the published rate, but there would have to be a particular reason for the to be authorised.

By the way as a landlord of many years experience I strongly advise against this. A friend, a hard luck situation, disaster. If things go south for your friend protecting your interests will, understandably be the least of his concerns.

Thanks Cremeegg. I have the rates now. I didn't know there was a special rate. I have made it clear that the door will be shown if need be. We do miss having the house at weekends, but for the moment I won't see him out on the street.

I have a vague recollection is that there was a recent WRC determination that a separated parent whose kids spend part of the week with is entitled to be regarded as having three dependents for HAP purposes. But best not to take my word for it!

Yes, I think either parent has the right now to have a house that fits the needs be it on weekend access or fulltime.
