Got offered 2 affordable apartments but which do I choose? Help?

Hi,

I have been offered 2 affordable apartments, and believe me I know how lucky I am. 1 from Dublin City Council and the other from South Dublin County Council. The Herberton apartment in Dublin 8 would be my no. 1 choice. Problem is that it wont be ready for viewing for months. The second is in Citywest and is on view this week.

Help! I dont know what to do as I would love the herberton apartment as my Mother lives in Dublin 8 and the location is better than Citywest. Would I be mad to wait and let the Citywest apartment go?

I will be viewing the citywest apartment this week.

What do you think?
 
Three words of advice Location, Location, Location. If D.8 ticks all your boxes well I think your minds made up. Most apts are basically the same on the inside, ask to look at the plans - it will give you an idea of floor space, if not available from Estate Agent, check Dublin City Council website for granted planning application. Best of luck whatever you decide.
 
I'd advise as above, Dublin 8 is a very handy location for the city centre.

Citywest is isolated. The Luas is on the way but it's not there yet and you will need a car to get around. Any time I've been there it's been like a ghost town.
 
Have you checked out the show apartments in Herberton? Will give a good idea of the size and layout. Can't beat it for location - my advice would be take it over the other development.
 
I would go with your gut instinct. Citywest is only good if you work in Citywest Campus in my opinion.

Thanks for taking the time to reply. I'm going to wait until the Herberton apartment is ready for viewing. Love the location so hope it will be worth it in the end.

Thats great news, congrats on the offers and im sure you ll make the correct choice. One question tho... how long were you on SDCC list before they offered you Citywest? Im on the waiting list since April 07 and havent had an offer yet even tho Property Path assure me the list is only 14 months long!

There was a programme on telly a while ago and it said, that apartments within the canals area both royal canal (north City) and Grand canal (South City) will always be popular and easy to rent, sell etc.

The programme reckoned apts in outer surburbia are going to drop in value!

I'd take Herberton, It is within walking distance to town, beside St. James Hospital (Future Letting/Investor/Selling Potential) ,right beside Luas Stop, Rialto a lovely little place with small shop, post office,butchers, pubs, restaurant, cafe, Bird Flanagan bit nicer then McAuleys.

You could save a good lot in the months prior to viewing.

Hi Ruthie-81, I am on SDCC list for over 2 years and this is my first offer from them. You never know thou, you might get one soon. Hang on in there, you will get there in the end. My advice is keep saving as much as possible. I'll keep my fingers crossed for you.
 
Thanks for the info Delphi. Your in such a good position being able to choose. If I were as lucky id take the D8 apt in a shot.... location is unbeatable!!!
Saving as much as I can, but im just sooooo anxious and hate waiting now (
 
Hi Ruthie-81,

Hang on in there. I know that I am very lucky but it took years to get to this point. The waiting is a nightmare and understand how anxious you are but it will happen for you too, dont give up. Plus remember the prices are going down all the time so you might end up getting something much cheaper.
