Going rate for a Solicitor

When I bought I think it was 1% of purchase price + vat, but there was a solicitor in Wexford who did it for a fixed price, a few years ago it was around €850 regardless of the purchase price.

Have a link somewhere but cant dig it out, it was a National scheme not just S.E. think it was advertised as Buy/Sell for fixed fee.

Not sure it's still going and doubt it some how, the credit unions were involved with this at the time so maybe enquire there.

Currently being quoted 1600 for house purchase of less than 250K. I know this is quite expensive (from talking to some other people) but the solicitor concerned is efficient, approachable and extremely thorough, so I'm happy to pay it.

Cheaper doesn't equal the best. The cheap ones are usually fine once there is nothing wrong with the property. You are paying them to ensure that there isn't anything wrong with the deeds etc.

Also, when quoted, ensure the price is an all-in price, not just their price as you could get a nasty surprise when the final bill comes and includes all the other charges live deed searches, land registry searches and so on.

At the moment I'd say the rate is on average from 1200 to 1700 or thereabouts for a fixed fee ( of course you will get quotes for less or more but that's the average going rate). Then add on VAT at 23% and the outlays. The outlays will be land registry fees, stamp duty, commissioner for oaths fees and search fees at a minimum. These will depend on the title and purchase price.

I called loads of solicitors and got quotes from 4000 - 1500, in the end I got a recommendation from my estate agent for a solicitor in tallaght, they were cheaper than anyone else and a great service.

Even came in cheaper than the original quote lol!!!

Can you send me a pm with their details please, cheers.

I used that firm. Absolute nightmare. Never returned phone calls. Nearly lost the property as the delay annoyed the seller so much that he wanted to put it back on the market. Then because the property was "leasehold" my solicitor said there was an extra charge of €250 plus VAT. Falsest economy of all time.

Hi,
I've just joined the site; specifically to try and figure out the whole solicitor thing. And I figure I'll have a fair few questions in the next few months as house purchse starts to go through.

Would you be able to PM me the details of the Tallaght solicitor you mentioned?
Thanks!
Dave
