Have been looking at a few properies on the web - really cheap. Also there are a few articles claiming that there will be enormous capital appreciation within the next few years. Just wondering what peoples thoughts on Goa as an investment would be. Don't worry, i'm expecting a good tongue lashing as any place i seem to mention seems to awaken words such as "stupid" and "raving mad"- so bring it on

How can anybody claim that there will be capital appreciation when nobody can predict the future?
 
Yes - you're right clubman, nobody can predict the future, that's why all overseas property is a risk. how do people know their property will go up? - they don't! It's a process of elimination - location, population, demand etc. I'm just wondering if anybody could tell me if i'd have a better chance of profitting from the moon rather than Goa. ( Interesting i chose the moon, i was on the internet yesterday looking at a website that sells you an acre for something silly like €100 - maybe it's not such a bad idea afterall

Well what were the results of you crunching the numbers in your specific situation and then perhaps people can comment?
 
well exactly how much can you buy houses or apartments of reasonable quality for in goa
i mean they are many people in ireland who might have 50k net worth and of course are relatively speaking poor
if they got over to somewhere like goa or its equivalent in asia buy or rent a cheap pad_live like a king in a holiday resort
can you still draw irish pension
 
My understanding is if you want to buy in India you need to invest minimum 10 million.

Market has only been opened to foreigners i believe with a lot of Arabian oil money moving into property .
 
There are plenty of large corporations who specialise specifically in finding where the money should go and pump the money in specifically overseas property..

One such company is called BOVIS..

Dont be deterred by the persons who dont bother reading how property is valued based on economic and a countries standing.

Property can be valued like a share and forget the negative comments...

Personnally i believe clubman works for irish life or a brokerage or something...

Reminds me of big advert an irish stockbroker took out saying they made 30% by buying Loyds building in London and selling in two to three years. Reading the fine print there real return was 30% divided by 4 divided by X2 (years) with levearge ability as X4. This equates to a cash on cash return of 3.75%.

This is a joke of a return no matter how its spruced up.

Be bullish the world is flat and there's plenty of better returns than these so called overpaid professionals.

There is plenty of places with cash on cash returns of 280% - 400% out there. A leveraged return can pump this cash on cash return up X4.
 
10 Million USD from what i read. Maybe GOA is different or maybe this has changed what website ?
 
Check out financial times website and look for property india was an article there on Thursday, October 5, 2006 with details. As far as i remember this is the date or around that period.

It talks about the middle east money moving in.
