Hi

Well, the once traditional methods are now very much frowned upon. The answer really is "It depends." It depends on the size of the site, its current zoning, its planning history, etc. You need to get it re-zoned either through the County (or Town) Development plan, or by obtaining a material variation to the plan. Both are quite long drawn out processes, with significant time for public consultation. Consult your local authority's planning department as a first step, or a planning specialist.

I believe that you have to apply to the county council sending them a copy of the map/land registry/ordnance survey map. They will decide whether or not it is in keeping with their development plan for the town/city. You will have to apply for zoning of a particular type i.e. commercial/residential. they will decide on the application. i think what the previous poster was hitting on was how you may improve your chances of such a decision coming back in your favour/positively....thats a whole different topic and one which im not sure would be suitable for a public domain!

Brown envelopes are old hat, the ways its done is probably a free apartment abroad to the right person...( only Joking )

Maybe a charitable donation to a well connected politician ?

Previous Poster wishes to assure all that any reference to "traditional methods" was strictly tongue in cheek, and absolutely not a recommendation. Previous Poster is in fact very strongly of the view that any bribery or corruption in the planning and zoning processes should be prioritised for vigorous prosecution, since bad planning can have such appalling effects on people's lives.

After the overturning of the FG rezonings in Laois last week I think FF have sent out a clear message they are the only party to deal with.
