Getting an Irish Mortgage on N.Ireland property without security in Ireland

I have property in N.Ireland and a low LTV but my bank is charging me 5.3% on my euro mortgage. Are there other banks or institutions that can give a better deal. My problem is that I have no southern property to offer them as security.

If you get a better deal, watch out for the Terms and Conditions.
It is usually a good idea to have the Debt and Asset in the same currency...
