Hello People ,


Basically im planning to build a wooden garden room to house a small office approx 22feet wide by 12 , it ill be sunken 2 feet into the ground with steps leading into it , the roof will be in line with the neighbouring wall but the front 22 feet of the office will comprise of sliding glass doors.....

Do I need planning for this becuse its basically a shed with a glass front or am i wrong ??

I'm planning to do something similar and have phoned local planners. As mine will be in front of the front wall of the house (site is large) we have to get pp so location is important. Also, use of building ...if commercial use, and we both work from home then apparently also requires pp. Size must be under 25sqm to be exempt but doesn't sound like yours will be bigger than that. Best option is give a quick ring to your local CoCo and they'll give you a good idea.
