Galway Solicitor Recommendation

Hello,

Can anyone recommend a Galway based solicitor, who charges a fixed fee, to handle the purchase of a house.

We are only buying a house and not sellng one. The house is in an established older estate so the sale should straight forward.

Any recommendations? Solicitors feel free to PM me.

Theres no need to confine yourself to Galway based solicitors. Despite buying in Mayo, I opted for Dermot Deane & Associates (do a search in this forum for more info) who are dublin based. All communication via email. House buying process ongoing but they have done their part well so far.
 
I think they need to satisfy themselves as to your identity, so they will need to have met you at some point in the conveyancy AFAIK.

Shulgin, dont you need to pop in to sign contracts etc?

This is a technicality that can be overcome..
 
A technicality? Complying with moneylaundering legislation, identifying parties ( particularly if there is a Family Home involved) and witnessing your signature on the mortgage at least if not the deed? How do you overcome these technicalities if you do not attend the office?

Fair enough.

If you have need to be in Dublin from time to time, then its no biggie to call in and sign a contract...
 

Does the solicitor have to witness the signature himself? Can't you just get a friend to witness it?
 
Not the mortgage. As far as I know, the signature on the mortgage has to be witnessed by the solicitor. Also, the solicitor gives an undertaking to the bank/building society and that undertaking is grounded on an authority from the client(s) which has to be personally witnessed by the solicitor.
There have been serious issues in the past with alleged "spouses" signing mortgages who then turn out not to be the spouse.

If you're a cash purchaser ( and there are precious few of them around these days), there is no mortgage involved but a solicitor still has money laundering issues to clarify. Where is the cash coming from?

When my wife and I purchased our first home we used her cousin to act for us, he is a director in a largish solicitors firm in Dublin. We never met him in person (for the purposes of the conveyancy of course) or signed anything in his presence, everything was dealt with through the postal system. I sure he wouldn't have done this if my wife and him were not related and there were issues of trust involved, I'm sure it's probably illegal, but it's irrelevant now, we're still married , living in the same home etc!
