Furniture Items in House Contract

Hi,
Just wondering if anyone knows; if furniture items (wardrobes, carpets etc) are listed in house contract and not left my the vendor when the sale is closed what can be done about this? It's obviously not enough of a thing to turn you off a house completely but still annoying!

If it was specifically mentioned in the contract of sale, I would say pursue this with your solicitor. You are entitled to these if they're included.

Hi Quinno, yeah it was mentioned in the contract. Number of each item wasn't mentioned though. Will look into it further, ta!

what if it's mentioned in the Estate agent brochure (eg fridge freezer listed for kitchen on top of the regular fitted units, blinds, light fittings etc).
Do we then need to get solicitor to put this into the contract he draws up or is it a given if it's listed in the agent's brochure?

As far as I know it isn't a given if it it just mentioned in estate agents brochure, it would need to be in the contract and letter you receive when your bid is accepted (whatever that letter is called!). I think it's purely the vendors choice also about what to include ie they are not obliged to include them because they are in brochure.

Estate agents brochures usually carry a caveat that states the brochure doesn't form part of a contract. The only document that specifies what is in or out AFAIK is the Contract of Sale. maybe some solicitors reading this could elaborate / correct.

Its whatever is in the signed Contract for Sale that matters. I generally attach the Estate Agents inventory to the contract so that everyone ( vendor and purchaser) is quite clear about what is and is not included.
