FTB - Lucan area

Hi, this is my first posting on this site though I have been lurking for years.

I am a FTB looking to buy a three bed semi detached in Lucan - Griffen ; Liffey valley; Finnstown. I would like advice on how much to offer - is 280,000 too ambitious?

I noticed that the prices on the housing websites don't seem to reflect the current market status. Am I being too naive?? Any advice / ideas are welcome.

I would go in at that price and see what people say ! if you look up "thepropertypin.com you will see a recent thread about a 3 bed semi in a decent part of carpenterstown near Castleknock asking price €415 and sold for €315. I sold in Esker about a year and bit back for €400 and would reckon in todays market would take €300 to be out of it.

Seriously, why would you buy now? Prices are still declining and the economy is in utter turmoil - are you sure you want to make such a big investment now?

Grifeen and Finnstown are better than Liffey Valley, though that might be where you would buy the cheapest property.

I agree, not in Grifeen or Finnstown, if Liffey valley means Liffey Valley Park then I think, yes, you would get something there for 280k.
There are 10, 3-bed semi's on myhome for under 300k at the moment and of course that price is just for starters. I reckon you would definitely get a house for 280k but I agree with the others that you would be mad to buy now. As a FTB you will have sellers knocking down your non-existent door in 6 months time.

I heard an ad on the radio yesterday for new affordable housing being offered in Lucan and Newcastle. I think it said you can earn up to 58k as a single applicant and 75k as a joint applicant. Not sure where in Lucan the property is though.

I'm sure you could get a property in LV Park for 280 - I'd continue renting rather than purchase there though. If you really liked that area then you could try renting there for a while to see what its like.....

I would hang on another while if I was you, at least til after Christmas. Get to know the different areas aswell. If a house seems very cheap then just be aware there is usually a reason for that. Lucan is a great place to live....provided you buy in the right location!
