French holiday home for €65,000

I am hoping to buy a holiday home on a serviced tourist site. The land is freehold and they are timber frame holiday homes fully furnished. The are in Port of Royan 45 mins south from La Rochelle. The site has pool restaurants bars etc and the management company say that they can get 800 euro a week in peek season, then falls off either side. So any time i'm not using it they maintain and clean and rent it. Would be anxious to know did any of you buy anything like this and if so what are your thoughts? Much appreciated.

Sounds like a wooden chalet? I think they are very restrictive as you would have annual site fees etc.
 
Spent the second week in June in La Palmyre which is about 10 miles from Royan.

Nice place - lovely beaches and forests. Ideal place for a family holiday.

We stayed in a mobile home in a campsite (La Pinede) and I was very surprised just how quiet the place was... Most of the mobile homes were vacant and the local fun park was not open until end of June and the beeches were empty!!!!

Sounds like a good price - but I would not bank on renting it out outside July / August unless you advertise it yourself in Ireland.

On the campsite we stayed in there were some little chalet houses. These were in effect mobile homes crafted into the shape of houses - ie. they were made from the same materials as the mobile home.... I wouldn't pay €65,000 for one of these...

cant go too far wrong at that price!

ask if the management co can give you a guaranteed rental return?

you can also check local agencies for rates in the area

at 65k, even if you only rented for July/ Aug owuld would cover your costs

How does the price compare to other similar properties in the same location? You simply cannot judge something like this by assuming if its price is cheaper than Irish property that it must be a good deal!

If other similar properties are €50,000, then the one for €65,000 is not such a great deal! You alos have to calculate the yield, and look at such things as income tax and local capital gains tax rules in France.
 
If its true that you can get 800 per week peek season, well then you cant go wrong at that price! This needs to be verified.
