Hi Folks
I am in the process of selling an apartment and the deal is going to close in a couple of days , one issue i have is in relation to the cooker and hob , I bought them about a year ago and they are fixed to the worktop but not professionally built in appliances. Do you feel it would be appropriate to take these out of the kitchen as they are high value and only 12 months old , there is nothing in the agreements apart from fixtures and fittings.???

will leave everything else like blinds, curtains etc
 
you're not expected to leave the oven anyway wasn't left in our apartment when we bought it. Not sure about the hob.
 
When I bought my place the fridge & cooker were left, but the washing machine / tumble dryer & dishwasher were taken.
What was left was knackered so I'd to dump them anyway.

If the cooker is only sitting there, then take it, but I think it would be a bit mean looking to walk into your new home to see you'd ripped the hob out of the worktop.
Surely it couldn't cost more than €200 for the hob?
 
the hob cost me about 450 , i am a bit of a ponce when it comes to cooking so i needed a good one, i wont have to rip the hob out it as it is only sitting in the worktop gap. I guess i will take the two of them in fairness i am leaving allot of mirros which are bonded to the walls , worth about a 1500.
 
Fair enough then so.

Maybe you could make them aware that you'll be doing this though, just to keep everything nice & civil.

(ah well, I'm speaking from being in the country where everyone knows everyone, so you have to do those sorts of things!!) :D
 
If they are seperate oven and hob in built in units then it would be expected that they are included as a fixture in your kitchen, so if they are to be removed then you should make it clear to any interested parties or there will be grief to follow
 
Price and age is irrelevant. Fixed to the worktop whether installed by a professional or not = fixtures and fittings. Free standing washing machine/dryer/fridge - take with you. The first job they may be doing is removing your beautiful mirrors and putting them in the bin. Mirrors in lieu of hob and oven I think not.

Ask your solicitor's opinion is the best option.
 
I would have thought your hob and oven would come under fixtures and fittings. Some people nowadays include all the white goods apart from washing machine and tumble dry. I have my house up for sale and am including american fridge freezer, Aga (which I would love to take). You could rub the purchasers up the wrong way - check with your solicitor.

Fixtures and fittings would most definitely include a fitted oven or hob and if it was not your intention to include these this should have been noted in the sale particulars and contract. As Traceybere suggest it would be wise to ask your solicitor to inform the purchaser of this fact.
