I'm looking to get a mortgage. from talking to AIB on the phone they advised that i should b eable to get one for up to about 245 which is 90% of the house i'm looking at.

I would think that just because AIB said they would give you that, it doesnt mean all others will. You are going to have to talk to each one to see whether they will give you approval. Or talk to a broker.
There are so many variables in a Mortgage Contract that you need to read each one, but choose a product that suits your pocket and gives you some disposable income to cover yourself for your kids, their schooling and their holidays.
