First Time Buyer - Legal Advice

Hi all, first time poster here, and I will admit to being quite clueless about mortgages!!

I have a broker setting everything up, and she has advised me to take out the following protection policies.

Life Cover / Critical Illness
Income Protection

Are these legal requirements in the UK, must I take them?

Im relatively young, and cant foresee any major health issues, I also have an incredibly safe job, so really dont think I need either.

Neither of the policies are cost prohibitive, I just dont want to spend money unnecessarily.
 
In Ireland only mortgage protection life insurance on owner occupier mortgages is (generally) mandatory. The likes of critical illness, income protection, mortgage repayment protection insurance etc. are optional. I would imagine that the same applies in the UK but I'm not sure. To be honest if your broker is pushing all of these additional policies then I would have my doubts about them.

"can't foresee any major health issues". You might be healthy but hat happens if you are killed in a car accident? (hope it doesn't happen).
Get the Life Cover policy as a minimum. Getting the Critical Illness is your choice, maybe go half of the Life Cover amount.
The Income Protection policy is very profitable for the broker. It's seen as a luxury policy. You might be covered at work. In that case, you would be over insured, therefore a waste of money.
I work for a Life Assurance company. The bank would need to have the Life Assurance policy in place first. We've seem people setting them up,then cancelling the direct debt mandate. Then the policy lapses. The policyholder think that they are saving money in the long term. If a death claim is submitted, it's obviously declined, then who is left with covering the mortgage loan, .... your estate.
Be wise, take the life policy out and don't cancel it.

Im going to cancel the Income protection, I thought it was a waste of money.

Ive had a look and can get life insurance for £6.20 a month through Aviva, so will take that out, that should be sufficient.

The cost for all the policies through my broker was £89 a month, which ok isnta lot, but its almost a grand over a year, much better in my pocket than theirs!!
