First time borrower in need of advice

Hi there,
I am in the process of looking for a suitable borrowing package to help with renovations on a house that my girlfriends father left us when he passed away. The house needs alot of work and we are looking to borrow around 150 thousand. The house fully belongs to my girlfriend and has no money owed on it at all. What would be the best way for me to borrow ( i.e. mortgage,home loan). I have never entered in to anything like this so its quite daunting and I want to avoid costly mistakes. All my banking is through AIB. Should I deal with them. Thanks

good engineer to get a handle on what it would cost
3 quotes from reputable builders
without these don't go to bank
then go to aib and ask for best rate
then go to a fee based independent financial advisor preferably one with an iavi as wellas qfa
let financial advisor do the work for you to better the quote you got from aib.
