Fee for estate agent to find tenant

Hi

I own a house which I rent out in west Dublin. Current tenants are friends of mine and are moving out in the next couple of weeks. Have been ringing round estate agents to see what kind of fees they charge to find tenants. So far they seem to be around the 8% region. Just wondering if anybody else has got for much cheaper

i would suggest you don't make your choice based on the fee alone. Cheapest may not always be best. Check what level of service you get for your money. I moved agent in the past for a lower fee. I lived to regret it, the service and tenant screening was very poor. When ringing around you need to ask more questions than just the % fee charged.

Stick adds in the paper yourself , and / or on other advertising medium, and actually vet the tenants yourself. Estate agents will often take the first tenants / the easiest route.........and charge you well for doing so little work.
