Extension in Limerick

Hi
Am planning to put an extension on a 20 yr old bungalow in Limerick. Had builder out yest. & he gave us a quote of €42k which includes electrics, plumbing, heating and windows for new extension.
We will not require planning as the new extension is at back of house and is within the size advised by the council that does not need planning.
Does this seem like a reasonable quote? This is all new to me....

I am also about to start looking for prices for an extension. What size is your extension? Make sure you ask for ref and ring about and see are other people happy with the work this guy carried out.

The size of extension will be 40 square meters. We have been recommended the builder through 2 people who have already used him so we are happy enough with that. Just want to make sure that I am not being overcharged
