I am now seriously considering a two storey extension on my semi D house. Obviously I dont want to waste money on having too much professionals on the job if not necessary.

Do I need working drawings for tendering so as not to incur extras
In the current climate I am guessing the questions I need to answer first are direct labor or all in job
would consider slab walls and roof as the 3 major steps as all rooms are without major services only rads and electrics.
I will be funding the project myself but still wonder if some sign off would be wise
Turners Cross area in Cork has recently being part of subsidence claims. I am sure that this is caused from the clay pipes age. I rectified mine a few years ago and I am at a high point. But I still wonder if a floating slab might be better than a strip.
Has anyone any insite to this area as how best to approach
