Extension Cost: Going Rate in Dublin?

Hi

we,ve been quoted EUR 43k(incl VAT)for an etxtension of 250sq feet . Everything would be put in (slate roof, electrics radiator etc) except for flooring but was just wondering does this price seem reasonable . The builder said that it was fixed price (ie there would be no extra cost at end) and that he would get an architect to guarantee that it met all building regulations.

Is this going rate in dublin are would I be paying too much

it might be the going rate but it is certainly a rip off. there would be maybe 5-10 k worth of materiels and 3 weeks work in a 15 foot square extension. get him to give you a breakdown of the cost by trade type ,labour and materials. you can then use this to shop around and get prices from indiviidual tradesmen to do the job direct labour. im sure it could be done for half the quoted price . it might be a good bit more hassle and take longer to do but unless you are absolutely loaded , it would be well worth it.
 
I was talking to an architect last week about extensions and he told me that members of the RIAI reckoned that building prices in the Dublin area last year were between €173 and €230 per square foot. So that would tie in with your quote.Hell of a lot of money though.
If you decide to be your own General Contractor and get subbies in you should check out some of the threads over on boards.ie in the Gardening\DIY section. There is some good info there from guys doing their own builds.Good luck.
