Extension Cork City - Advice

Hi guys..

We recently decided that we want to build an extension to our two bedroom semi D in Cork. Two extra bedrooms, new kitchen/toilet...

Thing is, where do we start? Any tips & advice greatly appreciated. I understand we need an architect & planning permission.. recommendations would be much appreciated.

My 1 tip would be to make sure you have a reasonable sized contingency fund. There will most likely be unknowns that will raise their head at some stage!

Best talk to a few architects and get some ideas about what you want, what your budget can accommodate, and what's likely to get approval before going any further.
