Example specification for roof repair quotes

Hello all.
I'm going to be seeking quotations for repairs to a roof/guttering/fascias soon and I'm wondering how best to phrase my written specification so all roofers are quoting for the same work!

"Dear sir/madam,
I wish to obtain a fully itemised written quotation from you for the following works to the above property which comprises a single storey pitched concrete tiled roof combined with flat roof to rear, which is itself roofed with plastic coated corrugated sheeting at present:

Ensure roof structure and associated lead flashings etc. are weatherproof and structurally sound. Replace fascias and soffits and guttering/down pipes with uPVC or equivalent.

A five year written guarantee on all works carried out should be included in the quotation"

Anything else I should include?

We had our gutters replaced with a new white-aluminium type and they're very good. We've a four bed detached, and needed gutters all around - this cost ~3,200 and we're VERY happy with the work. It also include new down pipes (uPVC). Consider the following...

* Photo's of your property's roof area (where you can get them)
* Ground area measurement of the house (or roof measurement if different)
* Specific requirements you may have (i.e., plastic/PVC, aluminium, etc)
* Known damage you want repaired (broken/missing tiles, illfitted flashing etc)
* Make sure they include a cost or line item of removal of rubbish
* Make sure they are fully insured!
* Make sure they indicate in their response how long the work will take
* Request each of the companies to quote you based on a site survey!
* Get more than one quote, I recommend 3
