estate agent taking time to respond

Hello,

We've been putting a few offers in on a house we like. The agent/seller(small developer) is taking a week to respond each time. This is quite frustrating. We actually want this particular house so don't want to excessively play hardball by drawing a line in the sand and just walking away.
I've already said "please get to us sooner this time as we are interested in another property etc. etc.", to no avail - I guess everyone says this and they take no notice.

I'm just wondering what are they playing at in terms of tactics/psychology?
- Trying to wear down our patience and just get us to ultimately agree to a higher price?
- Sitting on the offer in case another interested party emerges?
- Trying to drag it more into the spring when there would be a bit more activity in the market, and again trying to get someone else in on a bidding war?

I guess, its probably all of the above, - they are probably taking a "bird in the hand" approach....

Raven, what is the rush?

Buying a house is a lifetime decision, be prepared to spend as long as it takes on viewings and then bidding. Even the cleanest deals take about 2 to 3 months to close once your offer is accepted.

This is one time in your life when patience will be rewarded
 
There's these things called mortgage rates, it seems they go up as well as down...

I'll hazard a guess and say that you could be giving off a very eager vibe.

If they weigh up that you're dead keen then they'll figure you'll wait and they can slow down the process in the hope of finding another bidder without the prospect of losing your bid in the meantime.

There's a lot of threads around on how to bid but my advice would be not to play games or get sucked into them.

Just go in and make your bid and then the ball is in their court. Trying to push them along or threatening to withdraw a bid won't work in your favour.

The best thing you can do is view as many suitable properties as possible and take your pick. At some point you're bound to run into an eager seller.
