Estate Agent Selling Fees?

Sorry if this thread has been covered a multiple times over but I couldn't see any recently.

We have an apartment in Dublin, value c.€300k

What typically is the % that the Estate Agent should I be able to negotiate? I appreciate VAT will be added and there are advertising fees separate.

Sherrys tend to try closer to 1.5% but haggle to the 1% if you can

Got quotes from 1.25% to 1.5%
Wanted S Fitz to do it, but they wouldn't budge from 1.5%
Company policy according to agent - so they have lost the sale
Is it that they have so much on the books or are they trying to hold firm on the 1.5% whatever the consequences?

1.5% is no good if houses aren't selling either, they have always had a higher fee in good times and bad.
