Estate agent fees

Hi, We are going to try to sell our house in Dublin soon.
What is a typical estate agent fee structure?
Do you pay anything up front or if the house takes months to sell?

Fees seem to be negociable downwards to a low of 1.25% , depending on how marketable the property is, obviously ie in Sth Dublin family home, for example.
Had same experience with advertising fees. Typically can be over 1k plus vat but I managed to get it down to around half that.
