Estate Agent costs?

Anyone a fix on current charges by estate agents (commission, one-off costs etc)?? Have been quoted 1.8% by one and 1.25% by another. Any good/bad experiences or suggestions? Posts or pms are fine.
 
1.5% plus vat is what most round my area are charging also you would have advertising fees on top of that
 
My guy originally quoted me 1.5% but came down to 1.25% when another agent said they would do it for 1.25. He also charged €250 + VAT upfront marketing fee.
