Equity release - looking for non-standard options

So not sure if anyone here can help but I’ll lay it out and see, (and please let me know if there is a better group for this.)

I am 85 years old, I own several residential properties worth at least €5,000,000 with no mortgages on any of them. One of them is my home and the others are rental properties. However I have very little cash in bank and need to get access to about €300,000 as soon as possible (within 3 months). I am aware that I could sell one of my properties but that would take time and also there would be big capital gains tax implications. I have spoken to my bank and some other financial advisers but so far they have not been much help. I am aware of options like Seniors Money (Spry Finance) but the rates are high and some of the other T&Cs may not suit me.

So I want to ask does anyone know of any other options. Maybe there are some non standard lenders out there that specialise in dealing with this sort of thing. Any and all suggestions would be much appreciated.

1) Take out a life loan secured on one or more properties

2) Put them on the market and sell them.

3) Repay the life loan.

4) Pay your CGT


It’s that simple.
 
It's a good reason for not having all your investments stuck in property. If you need cash, you can't get it in a hurry.

So talk to an estate agent and quietly put two or three properties on the market for a quick sale. One should sell quickly although you will have to take a price cut.

You can also talk to Spry Finance who will give you a loan. I wouldn't worry about the interest rate for a short period of time. You need to sell one of the properties anyway.

You take a risk that there will be an early repayment penalty on the mortgage, but you just have to live with that.
