EPC and Report before selling - where do I get them?

I see I'm required to have an EPC and recommendations report available to buyers at no charge to them or face fines. Where do I get this (rural Kilkenny) and how much will it cost?

(I see it's £85 flat fee in the UK here: www.energy-performance-certificate.org.uk/)

Is it new, secondhand, if new when was planning obtained? This may not be relevant to you as yet.

You're not required to have a report until Jan 1st 2009 for secondhand property.

Reckon to have it on the market by then so...back to the original question! Can anyone give a definitive answer, please? (or point me in the direction of one and I'll post it up here?

Alastair, many civil engineers with a medium sized firm will have someone trained in BER, so if you already have an engineer I would ask them- they will also be able to recommend someone if they don't do it them selves. Alternatively your solicitor would be able to give a recommendation.
