Engineers Cert Required?

I am having a single storey extension put on the back of my house approx 120 sq ft. When I go to sell my house in a year or two... will I need to produce an engineers cert for the extension? My builders says I dont need one, but a solicitor friend says I do - how do I go about arranging one myself and can he/she come after the build or does he need look at it during the build?
 
you need an architect to sign this off. Call one now. The other director of my company is a civil engineer. It may not be required by planning - but if you go to sell the house on an architect will need to sign it off. We hjad to get one done on our last house for a shed we built. Letter cost 350 euro. but worth it.
