Just a quick one guys, have paid deposit on second hand house and I know I need to get a structural report from an engineer - my question is this, my solicitor says not to organise this until she has the plans from the vendors solicitor as the engineer will need these anyway - thats all fine but how long could this usually take because the solicitor isnt coming back to me and the auctioneer are ringing to see do I want to get this organised?

Also can anyone give me an idea of the average cost for this report in Cork?

I don't know about the first part of your question. I contacted a surveyor recommended on this website and gave him the EA contact details. He didn't ask me for plans. The cost depends on the size of your house.I paid 500 for a reasonable sized 2bed semi.

Its a good idea to have the Contracts in with copy Title, maps, if applicable and details of any planning applications or works. The solicitor can copy the planing details to you for you to pass on to the engineer.

If no works have ever been done, then there is probably no need to wait but if works have been done, the engineer will want to know was there planning, was it necessary and is there a Cert. of Compliance, again if necessary.
