Looking at buying a 4 bed in Eden Gate, Delegany. Anyone have any opinions on estate
 
Lovely houses, good finish, pricey for a semi but then again where isn't. Traffic around Greystones / Delgany is an issue - the link road to the N11 is not finished and it looks like it won't be finished anytime soon either! Bus service is not great, DART is ok from Greystones but not regular enough. There is a huge amount of development going on in Greystones / Delgany at the moment and in typical Irish fashion the infrastructure just isn't there to support it - don't know if you have kids but schools could be a major issue for people in Eden Gate - AFAIK Eden Gate is actually part of Kilcoole parish and not Greystones (as you would expect) so your kids would be going to school there and not Greystones.
 
The Delgany address is a little bit cheeky. As stated earlier Kilcoole and Charlesland are closer. The road to Delgany village is narrow and dark (Priory Road I think its called). Its not the sort of road you would be comfortable about walking at night.
The estate is quite close to the new road. Remember once it opens it will be a fairly busy one.

On the plus side there is plenty - close to sea, mountains, golf course, plenty of cycle lanes, new shops, swimming pool opening soon, DART to town is 55 mins.

What? How is Kilcoole or Charlesland closer to Delgany? I know several people who live in Glenbrook which is the old estate in front of Eden gate and that's been called Delgany since it was built in the 70's.
As for Eden gate, the houses are grand, but in my opinion are very overpriced, lovely area, but size of the gardens with the houses are abysmal - I mean 1.25m for a detached house with a garden of about 40sq foot, the worst of it is that the other houses are right on top of you. If you work in that general area it's obviously better, but the commute is'nt great either.
 
I've bought here having looked at many developments closely over 18 months. They're not cheap but when you look at the floor space, finish, spec, the development's target market etc. it offers a very good price per sq foot in comparison others on the market. The gardens are small but again, they're no smaller than other developments in the general Dublin/Wicklow area. The address... it's not up for debate, it is Delgany - the land registry decides that (and the village is less than a mile away). It's all good Johno!
 
And it's really really close to the shops in Charlesland, by the main road. And thats not up for debate either.:)
 
I'll give you the main road... but the village is closer than Charlesland according to my speedo... not that either make any odds... and you're way off with Kilcoole!
 
So its not all good then Johno! Its right beside a busy dual carriage way, the N11 feeder into Greystones, Charlesland and Kilcoole.
 
Have lived in the area all my life and only since Eden Gate was built it is the first time i have ever known that area as Delgany.

There is an eden gate website, kinda like a brochure at [broken link removed]

But there are no prices, you will probably have to go to [broken link removed] for prices.
 
Any one make it down to the 'Admiral' Launch?

For that matter, the press coverage about Eden Gate during the week indicated the link road would open next Month, and it certainly looks like they are working on it again...
