EBS vs. Haven

im trying to get a mortgage at the moment, I went through a broker and she got me the loan offer through Haven. then i got a loan offer by myself from EBS for the same amount that i need. As far as i can see now, EBS interest rate is a little bit lower than Haven, i know Haven is part of EBS, but they have their own rates.

I'm just wondering over the year, is Haven's (fixed and tracker <250k LTV <60%) rate always higher than EBS? or thats is not always the case. would anyone has a rate comparison form between haven and ebs of 2008? because the broker is not very happy that i got mortgage by myself and ask me to make a decision asap.

I would suggest that you ask the EBS for the information you seek. As Haven and EBS are from the one stable I guess they should be able to answer you.

Might be a good idea to check if you signed a terms of business with the broker that stipulates a fee for wasting their time by choosing to go direct after they get you a loan offer. If I was in that position I would have that covered so as to compensate for free loading timewasters.

Bit over the top there, aren't we? Mortgage broker yourself by any chance? Why on earth should the OP feel obliged to take a more expensive mortgage when they can source a better value one for themselves from the same mortgage provider?

It's not exactly unheard of for mortgage brokers to steer their clients towards the banks who will pay them the best commission rather than necessarily the banks giving the best value mortgages.

What's next, estate agents charging homebuyers for 'wasting their time'?
 
clubsandwich, it is a bit harsh what u said. well, dont u worry, i wud pay her for her work anyway. but at the end of the day, its me who decide to choose the best mortgage for the long term saving.

so would anyone have a comparison table or link for ebs and haven's interest rate for 2008 please? the broker asked me to decide which bank i wanna go for asap.

If you are going for fixed rate or tracker rate it doesn't really matter what the rates were during 2008. If you were going for variable rate - than a comparison might make sense but not for fixed or tracker because once you sign you are locked into those rates.
 
yeah thanks! but i just want to know over all is esb rates lower than haven? cos im thinking of going with ebs for my mortgage.
 
You said you had been offered mortgages by both Haven and EBS - so you must know which is lowest. You said EBS is the lower rate in your first post.
Generally - from what I have seen - the Haven rates are typically higher or tha same as EBS . You have 2 offers - just go for the lowest!
