Be aware that there is a lot of empty office accomodation in the Netherlands that may never be let. There have even been proposals to tear some of it down to increase the rental value for the remaining properties, or to convert it into flats.

If you are looking at indirect investments, you could look at a couple of the "vastgoedfonds" for example Rodamco, Nieuwe Steen, and Corio. This allows you to buy into the market without commiting to a particular project. My personal opinion is that they are currently over-valued, but someone seems to think that they are worth it, as the price has increased quite a lot recently. Disclosure: I used to hold a fair number of Corio shares, but sold out the lot last year.

Have a look at the funds annual reports, as they have a lot of market figures, and they are in English.

For a long term graph of share prices in property funds you can look at
[broken link removed] but that is in Dutch.

There are a number of recent professional analyses online on the independent investors site beleggersbelangen.nl [broken link removed]
Again these are in Dutch. Roughly translated, they are all "sell" recommendations on the short-term and "hold" in the medium long-term.

hope this helps.

Hopefully you did not buy in April. I thought that they were over-valued at the time. Corio is now back to near the 52 week low (€52.08 v €49.75).
