Dundalk - Highs and Lows

I had an offer on a house in the Loakers - after reading the last comment I witdrew my offer, so now I am back to square one...
 
Sorry to hear your back to Square 1, however I waas not aware of these things until I moved in, so felt you should be warned. My friend has just bought a lovely 2-bed house in Riverside drive, Redbarns rd -lovely house, but as previously mentioned,road is a nightmare.

I bought 3 bed house in College Manor earlier this year and live there with my partner and child and have had no problems. I love the space in it, good size houses and good size gardens. I think it is a nice area and would recommend that you consider it.
 
Do you not much get trouble with students, I know College Heights is full of students and an residents that are there are complaining to the college. I know there are some students in College Manor - but not as many, my fear now with the duplexes being sold there will be alot more students in college Manor.
I do agree though they are a good size house and they have a good size garden, in comparison to the likes of the loakers you definately get more bang for your buck. The loakers is 700sq ft and College Manor are just under 1000 sq ft. I think the loakers are blackrock prices for an estate that is dundalk.
 
I lived in College Heights before I moved to College Manor. It is mainly students living in College Heights and there was a lot of carry on but we weren't bothered by it, so we bought in College Manor and it is mainly families and young couples. I have students living next door and have had no hassle with them at all, they all very nice. I too was worried about the students, especially with a young child but I loved the house and the space and we just wanted to get on the property ladder. I have had no trouble and am very glad I bought this house.

before the motorway bypassed dundalk all the truckers were ducking and dodgeing their way around town. and believe it or not some of them used the red barns road. partially explains why the road is in such a bad state.

Council say they will start widening the road in March. 'course they said that last year, and the year before, and the year before , and...........
 
There's a two bed bungalow after coming on to the market in ashbrook. It's 245K not sure what ashbrook is like to live in though. I think sherryfitzgerald are selling it.

This house isn't mine just in case anyone thinks I'm advertising!

did you make any enquires re all the new houses being built up around Sextons on the (old ) Dublin Road. probably classified as Haggardstown and only about 2+ miles from town centre. there appears to be an awful lot of them. I am not mad on saltown but everyone has their own views.
theres plenty of town houses at the moment in the centre. at least one in chapel street and one in broughton street. broughton street would be quiet. chapel street definitely would not.
 
Didn't check them out no, don't know who the selling agaent is. I have gone of the idea of Saltown, back on the idea of College Manor... i have gone of the idea of a twon house becaus eof the parking, i woud rather have off street parking... oh whats a man to do...

While I always argue that location is the most important consideration, I would also agree with Cu on house vs apartment, but would never buy either a house or an apartment in an area that had issues -- possibility of a rash of social housing would be one of them. For my money though, if I had to live in the Dundalk area I would live in Blackrock!
 
Auto some might consider that to be a very snobbery remark, house in Blackrock are way too dear in comparison to Dundalk. I looket at the houses in the loakers, and they are very basic and small for 270k... and I actually don't think you can call The loakers blackrock anyways. So is what you are saying that most areas in Dundalk has issues...

Nothing to do with snobbery, I just like the area and it seems to be the best part of the town. If I was to buy a house in the Dundalk area I would buy it in Blackrock, with an eye to selling it at some stage. Location. location, location!

No idea about the issues that you consider to afflict "most" of Dundalk -- perhaps you can elaborate for the benefit of would-be buyers?

There is social Housing in Blackrock aswell, I don't think a particular area is exempt form socilal Housing, Blackrock is a nice area, but the houses there are alot more expensive. I do agree with you that Location is extremely important as the day you buy is the day you sell. But in a downturning market and the onset of mortgage interest hikes, it is very difficult for first time buyers to buy in good areas in Dundalk.
From what I have seen, there are alot of houses for sale in the following areas, which don't seem to be selling.

Saltown
Ashbrook
Woodbury Gardens
Glenwood

Another thing which I have noticed is that houses are going Sale Agreed and then going back on the market 2 weeks later, this has happened about 10 times that I have noticed over the past Month.
Lis na dara would be a good area, anything on the Carrick road and Mount Avenue sold well, but that may change with the amount of houses that Lis na dara will produce, also ther will be a number od houses in that development that will be considered social Housing.
Personally I think at this stage I might give the house hunting a rest, as the housing market appears to be stagnent.
 
was on the Coes Road today (doing a job for mrs cu) and noticed a new development at the point road end of it. ready in a few months I would guess. road is busy so houses at the back would be preferable. very central and doubt if builder has advertised yet.
