Dundalk - Highs and Lows

Has anyone got any views on the following Areas of Dundalk, It's all the area I can afford.

Maple Close
Saltown
Ashbrook
Ashford Close
Barrack Street
College Manor

I have heard bad reports on all areas. Should I even consider to buy in any of these areas to live in or continue renting. I am currently renting in Glenwood.

theres a house on the red barns road for sale at present which would not be much more than any of those (riverside drive) and one in broughton street smack bang in the centre of town. (no front garden ) quite area though. another one for diy in O'Hanlon Park which should now be a settled area. very close to the town centre.
 
O'Hanlon Park has a bit of a ghetto image. A local councillor is always going on about anti-social behavious there, his house is generally the first one they target!

Red barns rd - a mess at the minute - potholes etc but major improvements planned including widening road and footpaths
 
The house on the Red Barns Road is €265 for a 2 Bed mid Terraced.
A 3 Bed Duplex in Saltown fully finished including items such as the kettle and toaster €260
I can get a 2 bed apartment in Saltown for €218

I don't mind pot holes if the general area is ok...
 
moneybags7: know that councillor well. he does live nearby ( fr murray park) but I agree that ohanlon park has a shabby image , not wholly justified. the houses facing ice house hill are in a nice position but I dont think its one of them. number 30 so its probably in the 'middle' street. the red barns road is a total disgrace at the moment and the town council have been charging over €2000 per house for the past 5 years - they claim for road widening. just another tax if you ask me. but the area is good and will improve.
 
just wondering is €265k too expensive for a 2 bedroom terraced house in riverside, no offers on it yet, to be honest the 3 bedroom house in saltown fully furnished sounds more appealing....
 
they are both within walking distance of primary and secondary schools. they are both near enough the town and shopping centres etc. the red barns road is a mess at the moment. but the traffic at 'Fagans Corner' is bad at certain times of the day, unfortunately around 8.30am is one of them. that new estate on the carrick road is advertising for around that price but I don't know what you get for your money.

I am having problems finding info about the development on the carrick road, I know they are being released this weekend but as far as I know the apts. are all different prices, and they start at 240k - so god know what they go up to, I have a feeling I have misse dthe boat there too, I'd say they are all snapped up already.
 
still being advertised , though that means nothing. saw where everyone who sat out in their cars overnight got a house last week. the council are now going to put in traffic lights at fagan's corner. 5 years late but as councils go I suppose this is par for the course. (they have also erected lights at castle road/st marys road junction, probably 10 years late in this case.)
 
Saltown is getting very built up with the new apartments etc. I kept hearing conflicting stories, I am torna at the moment between 2 properties.

A 2 bed apartment in Ath Lethan

or

A 3 bed Semi-D in College Manor both in and around the same price. I certainly get more bang for my buck in College Manor, and is more convenient to where I work and to town. But Athe Lethan in supposedly a nicer place although the have maintenace fee. Does anyone know which would be best an apartment in a good area or a 3 bed semi in a not such a good area, for resaleability?

IMO Ath lethan would be a better buy, much nicer area than college manor.

there are still properties for sale in Lis Na Dara on the carrick road. Lovely development in a nice part of town.
 
Don't get me started about Lis na Dara - You couldn't swing a cat in them and for the price of them, it's ridiculous, this "wonderful" carrick address will soon change once there are 500 houses in there. Plus the estste agents false advertised that there were fireplaces and en-suites in the apartments with a private garden while there wasn't.

I am looking for somewhere to suit my budget, & Lis nad Dara is not one of them.
 
council are also going to get something like 70 affordable or social units in lis an dara this year. ath leathan is in a super area but bear in mind that the race track will be open later this year and possibly a new hotel. this however might make it easier to sell later on as both will be classed as local amenities. agree with molly on ath leathan being the better location.
 
i hear what you are saying about ath lethan, but is it better to buy an apartment in a good area then a 3 bedroom semi-d in a not so good area with regards to resaleability in a few years...
 
see your point. auto would argue to buy what you can afford in the better area but in this case its an apartment. on that grounds I ( and its personal) would go with a semi D. never had to live in an apartment so maybe I am biased. college manor should sell easily later anyway. college will always be there and even in worst case scenario investors will always be looking for accommodation near college.
 
Thanks - I have talked myself out of College Manor now... There is a 2 bed end of Terrace coming on stream in the Loakers, which means own garden acess to the rear of the garden, slightly more space then the apartment, would they be a better buy then the 3 bed semi in college manor.
 
great location but I am not really in a positon to advise if better or not. certainly should have absolutely no problem selling on as they are right on the seaside.
was at the dogs last night in dundalk and met a friend there. who happens to be a postman. don't know how we got around to it (maybe because the track overlooks part of it) but Ath Leathan came up in talks. postie said it was the coldest spot in dundalk by a country mile. and when you look at where its situated , its hard to argue with that. its on a height, its facing the estuary and its very exposed.
 
Thats a good point about ath lethan, I have heard since that, the loakers are hard to insue, being so close to the sea, don't know if is true. I also have heard the noise insulation between the house is not great, again unknown if it is true. I don't know, I am thinking about College Manor again. Maybe I should stop listening to people...
 
theres an auctioneer in castleblayney with an end of terrace house in college manor for sale. looks ok in the glossy picture. then again it would do.
 
Im living in The Loakers, great location,close to Motorway,nice and quiet but, boy, am I glad Im only renting - they are so badly built, workmanship on finishes is terrible -doors dont fit properly,very flimsy and light, tiles not finished under cooker hood, fireplace badly fitted,patio door could be pushed in. I suppose they are fine to let out, but I would feel badly cheated if I bought one for the price, and so am glad I decided to rent first, which works out much cheaper than mortgage repayments,and am paying the same for a 2-bedroom house in Dundalk than a room in a flat-share in Dublin!.
