Hi

We built a 400 sqft extension to the rear of our semi-d house in 2004, we are thinking of selling the house next year.

The extension is beautiful and looks fantastic, buy my worry is no one every signed it off - architect , is this a problem for selling???

Or a cost?
 
This can be a problem, buyer beware!
Works (Buildings / extensions) might be exempt from planning permission but all buildings / extensions must comply with the Building Regulations. There are no exemptions from Building Regulations / Building Control law. IMO its better to have these works inspected regularly during construction.

It will be possible to retain an Architect, Engineer or Arch Technician to inspect the works and issue Certificates of Compliance based on visual inspection only. Fees can vary so get at least 3 written quotes.

Some Certifiers may require a small trial hole to be dug, if possible, to assertain the depth & size of the foundation, circa 300mm x 300mm x 1000mm deep. Any photographs taken by you during the construction will help the Certifier form an opinion on the standard of the works.

These Certificates may or may not help as they are based on visual inspection and do not offer the buyer any information on the actual construction and detailing of the structure. At the end of the day it will come down to the buyer and their desire for your property.
