Hi,

As a newbie thinking of getting into the retail restaurant scene with a franchise, any pointers on the commercial property mkt in Dublin i.e. how to go about getting a property, is key money required, typical lease lengths etc.

You need to get reading some of the research publications from the larger estate agents.

Jeesh I sound like a flipping broken record at this stage!!!!!!

Jones Lang LaSalle, Savills (HOK), CB Richard Ellis, Bannon Commercial (specialise in retail property).

Get researching, certain areas command a big premium with regards to key money, others don't. If you are a new start-up/franchise then there will be extra conditions attached to your new lease and you need to research this also.

Research, research, research.
 
Ditto to that, you need to go in to one or two or more of the estate agents and talk to them. You learn so much more by meeting with them, and even more in the second meeting with another when you know what questions to ask.

No harm keeping an eye on the commercial property section of the papers too.

Franchising.........well that's just a whole new can of worms. They 'should' provide you with some back up advice too.
