Dublin 2 Commercial versus Residential Values

We wish to purchase a Georgian property for our main residence in Dublin D2 or possible D4. We are chain free and would like to invite views on the difference between square foot prices for commercial property versus residential properties.

Are we better to purchase offices and change the property use via planning permission?

Does anyone have any experience of this as I understand that a planning application can only be submitted once the property is purchased.
