Doing your own snag list?

Hey All,

We are due to snag on our 4 bed place in Gorey this weekend. I am in 2 mind whether to do the snag ourselves or get someone to do it.

I would be quite particular about things and my husband and brother would be helping both would be good too.

Apart from us missing items is there anything that can go wrong when doing your own snaglist. Does doing it yourself have any effect on your homebond insurance?

I heard of a site http://www.snagging.org/ which has a good list 55 pages long. Does anyone have a copy of this list?

Any help would be appreciated,

Do you or yours have any expertise in the building/surveying arena?

You might spot the obvious things like wonky doors etc., but are you up to date on the Building Regulations to know whether they have been breached or not?

As an amateur, you would most likely just be looking at cosmetic issues/the finish applied.

Its like this - you've spent several hundred thousand on your property - spend another couple of hundred quid for peace of mind and a professional opinion.

If there are issues to be remedied, and believe me there will be, the builder is likely to take your surveyor/snagger far more seriously than he will take you and your husband.
 
You might think you will be able to spot snags like a crooked door ope or non level counter top etc... but what do you know about the electrical, wiring, plumbing? there must be a million things in a house that you could not possibly pick up on.
It is not worth risking considering a surveyor will cost only a couple of hundred euro. Getting some thing swapped out at your own expense because you missed it, is going to blow that saving away no bother.
 
also if there was a problem later and it ended up in court. do you think a judge would entertain the fact that you passed wiring etc when not qualified.

if i was buying a car i'd get someone qualified to look at it, never mind a house or apartment.

AFAIK snaggers don't check the wiring in detail anyway, they will check the surface items like do all the lights and sockets work and are they in the right place and of the agreed number and type etc. but won't be looking at much more. The wiring will have to have been certified by a RECI certified electrician before the ESB will even entertain connecting up the supply.
 
I got the snagging list from the organisation you mention and I have snagged my own house.

You have the website address of snagging.org. Why are you asking her for a copy of their snagging list? Ask them and pay for it if it is a commercially provided product.

Why are you offering "information" by PM? If you have information, post it publicly. The PM function should not be abused for offering commercial services or for passing on copyright information?

Yes I think that is very correct. Myself and my partner did our own along with 3 family members that had also done it before. Personally I wouldn't pay someone approx 500 euro to it. Just my opinion.
